Repair first. Replace when the roof says so.

Most leaks we trace on Atlanta homes start at a pipe boot, a valley or a chimney. Not the shingles. A neoprene boot collar cracks after a dozen Georgia summers and lets water run down the vent pipe into the ceiling below. A builder-grade valley gets packed with pine straw, holds water and wicks it sideways under the shingle edge. That is a repair measured in hours and a few pieces of metal, and it is the job we expect to do when we climb up.

The roof gets replaced when the field itself has gone: granules washed into the gutters, mats cracking when you lift a tab, decking that flexes underfoot in more than one bay. We go into the attic with a light and a moisture meter as well as onto the roof, because stains on the underside of the plywood tell you how long the water has been coming in. Then we put both options on paper, with photographs, and you decide.

Same day the dumpster left.

Ridge cap set straight, new drip edge on every eave and rake, the shingle wrappers stacked for pickup. The oaks and pines around this house drop debris on it all year, so the valleys went in with ice-and-water shield under a closed-cut detail that sheds needles instead of catching them.

The homeowner got the decking count on the invoice: the sheets we cut out, photographed before they went into the dumpster.

How a replacement is priced

What the price covers

A written scope, line by line, before you sign anything.

We price a replacement per square, and a repair per repair. The number means nothing until you know what it buys, so every scope we hand over spells out these lines. If one is missing from someone else's quote, ask them why.

01Tear-off
Every existing layer stripped to bare deck. If there are two layers up there already, both come off and the scope says so.
02Decking
If the decking is soft, we cut it out. Plywood or OSB is replaced sheet by sheet and the count is on your invoice, with photographs.
03Underlayment
Synthetic underlayment across the field. Ice-and-water shield in valleys, around chimneys and at every wall-to-roof tie-in.
04Flashing
New step flashing at walls and chimneys, new pipe boots, counter flashing cut into the mortar joint. Rusted metal is never re-used.
05Ventilation
Intake and exhaust checked against the attic. Ridge vent cut in where the soffits can feed it; we do not mix ridge vent with box vents on one roof plane.
06Drip edge & ridge
New metal drip edge at eaves and rakes, starter strip, and matching ridge cap shingles. Not cut-up three-tabs.
07Haul-away
Dumpster placement, permits for it where the street needs one, and removal when the roof is dried in and finished.
08Cleanup
Tarps over shrubs and the AC unit during tear-off, a magnetic sweep of the lawn, driveway and beds for nails before we leave.

How we diagnose a roof, step by step

From the call to the invoice

What happens after you ring, and roughly when.

An active leak goes to the front of the list. Everything else follows this order.

  1. The call. You tell us the address, where the water shows up inside and when it started. Five minutes. If it is pouring in right now, we say so and schedule a tarp.
  2. Roof and attic inspection. Usually within a few working days. We walk the roof, go into the attic, and photograph the entry point and anything else that is close to failing.
  3. Written scope. Photographs, what we found, what we would fix, and the price for it. Repair and replacement side by side where both are honest options.
  4. The work. Repairs often take a single visit. A typical house re-roof is tear-off and dry-in on the same day per section, so the deck is never left open overnight.
  5. Invoice with the counts. Squares installed, decking sheets replaced, boots and flashing pieces. Matching the scope, or explained line by line where it does not.

Four questions we hear on nearly every call, answered the way we answer them on the phone.

Can you just give me a number over the phone?

No. A number over the phone is a guess, and a guess on a roof is usually wrong by the decking. We will tell you how the price is built, per repair or per square plus sheets, and then we come out and measure.

Someone else said I need a whole new roof. Do I?

Maybe. Maybe not. A single stain on the ceiling is very often one failed boot or a short run of step flashing. We will look, photograph it, and say which. If the field is worn out, the photos will show you that too.

Will you lay new shingles over my old ones to save money?

We do not lay new shingles over old ones. It hides rot and voids most manufacturer warranties. If budget is the problem, we would rather do a proper repair now and the re-roof later.

Who is this not for?

Anyone shopping for the cheapest overlay in town, or a full replacement quoted off a drone photo without anybody walking the roof. Slate and standing-seam metal are specialist trades too, and we will point you elsewhere for both.
