Roof replacement, Atlanta

We price a replacement per square. A square is 100 square feet of roof. We measure each slope on the roof itself, add waste for hips and valleys, and the square count goes on the written scope. What nobody can price from the ground is the decking. So it is a separate line: if the decking is soft, we cut it out. Plywood is replaced sheet by sheet and the count is on your invoice, with a photograph of each bad sheet before it goes in the dumpster.
Every layer comes off. Old felt too. Then the deck is renailed where it has lifted, and synthetic underlayment goes across the field. Ice-and-water shield goes in every valley, around the chimney and along any wall a roof plane runs into. New drip edge on eaves and rakes, new pipe boots, new step flashing. Architectural shingles from GAF, Owens Corning or CertainTeed, nailed to the manufacturer's pattern, with matching hip and ridge caps. We dry in each section the same day we tear it off.

We do not lay new shingles over old ones. It hides rot and voids most manufacturer warranties. We also will not quote a replacement from a drone photo or a satellite measurement without walking it, because neither shows you a soft deck.

Flat roof repair in Atlanta is mostly strip retail, small offices and warehouses with a parapet and a few rooftop HVAC units. Those units are where most of these roofs leak: curbs flashed once at install and never again, condensate lines dumping onto the membrane, technicians dragging equipment across it. Ponding water near a drain does the rest. We find the wet area first, then decide whether it is a repair, a recover or a tear-off.
That decision comes from a core cut. We take a small sample through the membrane and insulation down to the deck and look at what is there: how many roofs, whether the insulation board is wet, what the deck is made of. Wet insulation under a membrane means a recover is off the table, because you would be sealing water in. Dry insulation and one existing roof often means a recover is the right money. The core is patched the same visit.

Every seam is probed once it cools. Repairs on an existing TPO roof are welded patches, not tape, where the old membrane will still take a weld. If it will not, the membrane is near the end of its life and we tell you so.

How do I know the repair will hold and I am not just delaying a new roof?
You see the field shingles in the photographs. If they are curling, losing granules down to the mat, or cracking when lifted, we say the repair buys time and roughly how much. If the field is sound, a new boot or a re-flashed chimney is the fix, full stop.
Why is decking a separate line?
Because nobody can see it until the shingles are off. A quote that includes "all decking" has either padded for the worst case or plans to leave soft sheets in. Per sheet, counted and photographed, is the honest way.
Do you deal with my insurance company?
We give you the dated photo report and the written repair scope. You file. If your adjuster wants to meet on the roof, we will be there to point at what we found.
